My elderly parents are selling their little lake place lovingly called "The Palace". The mobile home has been through some recent renovations in 2018 that weren't completed. A tree fell on the ramp of the boat dock a few years ago and damaged the ramp and the light at the shoreline. Neither have been or will be repaired by the sellers. (As Is). The ramp is not sitting straight on the dock and is angled. If you walk on the ramp you do so at your own risk. It is not recommended to walk on the ramp when it is wet. Custom Docks gave a verbal estimate of $8000 to replace the ramp (this price is not guaranteed). Repair may also be possible. The view from the dock across the wide expanse of the lake is a sunset view! Property is within five min or less to three Corps of Engineers boat launches. Loan possibilities are limited because there is no title. The sellers were given no title when they purchased the home many years ago and we have not been able to locate the title.
